Sebastian began his career as an estimator and spent 17 years rising through the ranks of HOA construction — from writing bids and managing projects to serving as Chief Estimator, Senior Project Manager, and ultimately Director of Operations.
During those 17 years he learned exactly how contractors price work, where costs get padded, and what separates a quality project from one that falls apart six months later. He wrote hundreds of bids, ran projects from mobilization through closeout, and managed teams across dozens of simultaneous HOA projects.

He then crossed to the other side of the table as a construction manager working specifically within HOA communities. This role bridged the gap between the contractor world and the community management world.
Managing occupied residential projects, navigating board dynamics, communicating with homeowners through disruption, and keeping complex multi-phase projects on schedule in a community setting — this is where the full picture started to come together.

Finally, Sebastian worked inside a large HOA management company overseeing a portfolio of 600+ associations simultaneously. He saw how decisions get made at scale — reserve studies, board governance, vendor management, compliance, and the realities of managing construction projects across hundreds of communities at once.

Why I Built This
Every board member and property manager I worked with over 26 years was making critical decisions without the expertise to back them up.
