Project Overview

Summerfield Villas Condominium Association is soliciting bids from qualified, licensed painting contractors for the complete exterior repainting of a 42-unit residential condominium complex located in San Jose, California. This is a competitive bid solicitation. All bids must be submitted in writing by the deadline below. The Association reserves the right to reject any or all bids.

Scope of Work

• •Pressure wash all exterior surfaces — buildings, walkways, carports, and fencing — minimum 2,500 PSI
• •Spot prime all bare wood, repaired surfaces, and stained areas with oil-based primer
• •Caulk all gaps, joints, and penetrations with elastomeric sealant rated for exterior use
• •Apply two (2) full coats of 100% acrylic exterior paint to all building surfaces including siding, trim, fascia, soffits, stairways, railings, carport structures, and perimeter fencing
• •Repair or replace deteriorated wood members — fascia boards, trim, and stairway stringers — as directed by the project manager
• •Protect all windows, doors, landscaping, vehicles, and non-painted surfaces
• •Provide daily cleanup and final site cleanup upon project completion
• •Color schedule to be approved by the Board prior to mobilization

Contractor Requirements

• •California Contractor's License (C-33 Painting) — current and in good standing
• •General Liability Insurance: minimum $2,000,000 per occurrence / $4,000,000 aggregate
• •Workers' Compensation Insurance covering all employees and subcontractors
• •Minimum 5 years experience with HOA/condominium exterior painting projects
• •Three (3) verifiable references from similar HOA projects completed within the last 3 years
• •Superintendent on-site at all times during active work

Bid Submission Requirements

• •Itemized line-item bid breakdown (labor, material, equipment)
• •Product specifications and datasheets for all proposed paints and primers
• •Proposed project schedule with start date and completion milestone
• •List of proposed subcontractors, if any
• •Certificate of Insurance naming the Association as Additional Insured
• •Signed acknowledgment of this RFP and all attachments
